ACC Inspection Guidelines
for Walk Around Inspections

Standards: All house trim, gutters, down spouts, shutters, wrought iron, fence panels, posts, arbors, sheds, decks, lamps should be well painted, without evidence of peeling, cracking, chipped or defaced paint; rust; or exposed metal or wood. Painted brick should be repainted if brick has chipped or paint has faded, exposing natural brick through the paint.

FRONT OF HOUSE

  1. Major Trim includes shutters, doors, and wide trim around windows and doors, roofs of bay windows and wide horizontal trim on bay windows.
  2. Minor Trim includes window frames, roof edging, fascia and frieze boards. Narrow wood trim around windows.
  3. Brick includes all brick areas at front, side and rear. Make sure you look at
    chimneys, and exterior stairs on the Gramercy model with two front entrances.
  4. Fences include all front, side, parking pad and rear fences, except wrought iron fences. NOTE THE TYPE OF FENCES. INDICATE IF NOT THE STANDARD TYPE TONGUE AND GROOVE FENCE.  ALL FRONT FENCES MUST BE PAINTED OR STAINED AN APPROVED
    COLOR.
    NOTE WHERE FRONT FENCES HAVE BEEN REMOVED AND NOTE IF SHRUBS HAVE BEEN PLANTED.
  5. Wrought Iron fences must be painted black. Wrought iron on homes that have steps and/or balconies may be painted minor trim color or black.
  6. Windows: Check for damaged, missing or cracked panes and for missing grids. CHECK ALL WINDOWS FOR GRIDS, EXCEPT FOR REAR WINDOWS ON SAINT ANNES COURT.
  7. Yard: Look for unauthorized storage and neatness; We have some beautiful yards in Pinewood Lake so be sure to compliment the residents for their hard work.
  8. Arbors and Posts are painted beige in the front. Fence posts at the rear of the home are painted the same color as the rear fence with the exception of the wrought iron fences. Wooden posts should be painted green.
  9. Lawn Lamp: Must be painted black and fully operational, and have to be lighted. Check for cracked or missing glass, missing bulbs or mantles and paint condition. There MUST be a Lawn Lamp.
  10. Shutters: Not all models have shutters, but those that do must be painted the same color as the major trim of the home. Shutters should be painted one color. Look for cracked and rotting shutters, and those in need of paint. Also note missing shutters.
  11. Fascia Board: Should be painted minor trim color or white. Look for signs of rot. Check conditions of paint, check for peeling, cracked, blistered or faded paint, or an unauthorized color.
  12. Rake Boards must be painted white.
  13. Parking Pad: Check for unauthorized storage items, ESPECIALLY CARS WITH EXPIRED LICENSE PLATES. Make sure you include a general description of the vehicle, including make, model, and color, and presence/absence of license plates. Check also for general neatness of the parking pad.

REAR OF HOUSE

  1. Wooden Fences: the rear fence posts are painted the same color as the fence. Once again check for condition of the wood (Feel free to feel the wood for rot, especially on the bottom of the panels.) Check the paint for peeling, cracked, blistered, faded paint or an unauthorized color. Rear fences must be green or brown
  2. Patio: Check for unauthorized storage and general neatness.
  3. Sheds: MUST be of wooden construction. They may either be painted or stained to match the rear wood fence. NO METAL SHEDS ARE ALLOWED! Check sheds for condition of wood and if painting is needed. Check for peeling, cracked, blistered and/or faded paint, or an unauthorized color.
  4. Decks: Only Saint Annes Court may have decks at the second level of their homes.
    Check for condition of wood, paying particular attention to the railings and stairs. Check the paint conditions for peeling, cracked, blistered, faded paint or an unauthorized color.
  5. Gutters: May be painted white or minor trim color. Report gutters that are loose and need repair or replacement.
  6. Other: This is a catch-all. Canopies/awnings are considered on a case-by-case basis.  Fiberglass awnings are NOT allowed. Gutters and down spouts may be painted white, or approved minor trim color. Note suspected discrepancies.
  7. Window Air Conditioners: Note all window air conditioners on your inspection report — some are approved; some are not.
  8. Windows: Check for damaged, missing or cracked panes and for missing grids. CHECK ALL WINDOWS FOR GRIDS, EXCEPT FOR REAR WINDOWS ON SAINT ANNES COURT.
  9. Minor Trim and Major trim at the rear of the homes may be all white.
